Yes. Pergolas and terraces are fixed structures and always need a permit in Florida. We are a Certified General Contractor (CGC 1525000): our engineers draw and seal the plans, we prepare the HOA package, submit to the city and handle every inspection until the permit is closed.

No. Our outdoor kitchens are 100% movable pieces of furniture, not fixed structures, and they are not connected to electricity, gas or plumbing. Perello Patio does not process permits of any kind for outdoor kitchens. If you later add a sink, a gas line or power, your own licensed plumber or electrician handles that.

The kitchen is fabricated in our Doral shop and installed in your patio in about a day, like a furniture delivery. Custom finishes such as quartz stucco can add about three weeks of material lead time.

Most of the timeline is the city and HOA review, which we cannot control. Once the permit is issued, our shop fabricates in under two weeks and we schedule the installation right away. On-site work is a matter of days, not weeks, because everything is pre-built in Doral.

Ours are permanent engineered structures designed under the Florida Building Code for hurricane winds and sealed by Florida engineers. Nothing to take down before a storm. That engineering is the reason we do not sell the cheapest pergola in Miami.

A welded structural-aluminum frame built in our own Doral shop. It does not rust, rot or warp, and it is non-combustible by nature. We do not use wood or light galvanized framing under a grill.

Two lines: Weather Pro (UV-protected PVC cladding) and WPC (wood plastic composite with a real-wood look). Both come in several colors you can see and touch in the showroom.

Standard granite is included in the price (Uba Tuba, Dallas White or Fortaleza). Quartzite and other stones are available as an upgrade. We advise against regular quartz outdoors: its resins yellow under Florida sun and crack with heat.

Standard modules of 6, 7, 8, 9 and 10 feet, plus L-shape and galley layouts and fully custom islands. As a rule of thumb, 7 feet is the smallest comfortable size for a grill plus a fridge.

Yes. We sell standard modules of 6 to 10 feet and fully custom islands. At the showroom we design it with you on our own configurator: length, layout, finish, countertop and every appliance, and you leave with a drawing and a price.

We can build the cabinet with the cut-outs for appliances you already own, but we only install the appliances we sell, so we can stand behind them 100%.

We do the internal wiring of the cabinet. Plumbing, gas lines and bringing power from the house are done by your own licensed plumber or electrician. Our General Contractor license does not cover those trades.

A level floor. If the ground is uneven, a concrete slab is required; otherwise the kitchen sits on legs and shows a visible gap. We also need a clear access path of at least 30 inches and photos of the site about a week before installation.

Yes. Propane is heavier than air, so our frames include passive ventilation that lets any gas escape outside, safe and to code.

A display kitchen sold as you see it: no modifications, the appliances that are in it, installed once at your home. Ask which ones are available.

Bull is our number one seller for quality and price. We also carry Blaze, Kokomo and Napoleon, plus premium lines like Twin Eagles, AOG and Fire Magic. About 90% is in stock in Doral.

Outlaw 30" is the standard: four burners, 60,000 BTU. Lonestar is the same grill with interior lights. Angus adds cast stainless burners with a lifetime warranty, lights, rotisserie and an infrared back burner. Brahma 38" and Diablo 46" are the big ones.

We sell them, but connecting natural gas requires a separate license. Your gas contractor makes the connection.

Yes. Pay, pick up in Doral or get them delivered anywhere in Florida. Appliance warranties are handled directly with the manufacturer.

A pergola has rafters that support the roof, giving it a robust, traditional look. A terrace has no rafters: the insulated roof panels rest directly on the beams for a clean, minimalist look, usually at a lower price. A terrace cannot exceed 16 feet in depth.

Freestanding stands on its own four or more columns and is the simplest to install. Attached anchors one side to your house with a wall header; we check wall height, windows, pipes and city setbacks before quoting.

In Florida, wood twists, grows mold and feeds termites; iron rusts at the welds with the sea breeze. We build 100% structural aluminum with baked powder-coat paint and 100% stainless-steel hardware. Immune to rust, salt and pool water for decades.

Motorized louver roofs have hundreds of moving parts that suffer in Miami's humidity. Our 3-inch insulated panels block the heat, muffle the rain and need zero mechanical maintenance.

Outdoor kitchens: 50% deposit to start production and the balance seven days before installation. Pergolas with permit: 25% to start and staged payments as the project advances. Card payments carry a 3% surcharge. Estimates are valid for 30 days.

Everything we build is custom to your home. When we request the balance you receive a Conditional Waiver and Release of Lien (Fla. Stat. § 713.20), and after installation the Contractor's Final Payment Affidavit. We build with our own crew and stock, so no subcontractor can claim against you.

Practically none. Rinse every three or four months with fresh water and mild soap to remove salt or chlorine residue. The powder-coat finish does not stain, peel or ever need repainting.
