What moves the price
1. Size
Price follows square footage. A 12 x 12 is the entry point; a 24 x 12 with insulated roof is around $13,000; a 30 x 18 goes above $20,000.
2. Roof: open rafters or insulated panels
A pergola has open rafters and a robust, traditional look. A terrace has a solid 3-inch insulated roof that blocks heat and muffles rain, with no rafters, and is often the better value per square foot.
3. Model and columns
Square (6 x 6 inch columns) or Square+ (8 x 8 inch, our most robust). Terraces come in Modern LT, Modern, Modern+, Square and Square+. White or bronze powder-coat.
4. Attached or freestanding
Attached to the house saves columns; freestanding gives you a gazebo anywhere in the yard. Both are engineered for hurricanes.
5. Permit and engineering
We prepare the drawings and handle the city permit. The engineer's fee for the sealed plans is quoted separately and the HOA application fee (usually $150 to $250) is paid by the client.
6. Extras
Lights and fans are pre-wired. Add an outdoor kitchen under it and we design both together so the columns, the grill and the vent line up.
How you pay
With a permit: 25% at signing, 25% at city approval, 25% when installation starts and 25% on completion. Without a permit: 50% at signing and 50% before installation. Financing options: ask us and a member of our team reviews them with you.
How long it takes
The permit takes several weeks (city and, if applicable, HOA). Once issued, we fabricate in about two weeks and install in a few days.
Questions people ask
How much does an aluminum pergola cost in Miami?
Our aluminum pergolas and terraces start at $5,500 installed. As a reference, an open-rafter pergola runs about $45 to $59 per square foot and an insulated-roof terrace about $38 to $47 per square foot, engineered and permitted to the Florida Building Code. Send us the size and your address and we quote it fast.
What is the average cost of a 20x20 pergola with a cover?
A 20 by 20 structure is 400 square feet. With a solid 3-inch insulated roof it lands around $16,000 to $19,000 installed, depending on the model, attached or freestanding, and the permit. Lights and fans are pre-wired.
Do I need a permit for a pergola in Florida?
Yes. A pergola or terrace is a permanent structure, and Miami-Dade, Broward and Palm Beach require engineering and a permit. As licensed General Contractors (CGC 1525000) we prepare the plans and handle the city permit for you. The HOA application fee, usually $150 to $250, is paid by the client.
Is an aluminum pergola worth it?
In South Florida, yes. Wood rots, feeds termites and needs sealing every year; steel rusts at the welds with the sea breeze. Structural aluminum with powder-coat paint and stainless hardware is immune to rust, salt and pool water, and ours is engineered for hurricanes. Paint and roof panels carry a 10-year warranty.
How long does it take?
Most of the timeline is the city and, if applicable, the HOA review: several weeks. Once the permit is issued, our shop fabricates in about two weeks and installation takes a few days.
